Some properties are not right for the open market.

If you own an exceptional New Zealand property, putting it on the public market is rarely the only option, and often not the right one. Open listings invite the curious, the speculative, and the merely interested. They put your home, your land, and sometimes your family into public view in ways you cannot easily undo.

Privé Off-Market is a private channel. Your property is shown only to buyers we have already met, qualified, and matched to what you are offering. No portal listing. No signboard. No open homes. No speculation.

We do not represent vendors. Ever.

This is the single most important thing to understand about how we work.

Privé helps buyers, and only buyers. For more than 25 years in New Zealand we’ve represented international families, private investors, and family offices acquiring or building property in New Zealand. We are paid by them, never by you. We earn no commission on your sale, and we have no interest in steering the outcome.

What this means in practice: when we bring a buyer to your property, you can be certain that buyer is genuinely qualified, genuinely interested, and not being persuaded into something that suits us rather than them. The introduction is clean. The sale, when it happens, is between you and the purchaser on terms you set.

The buyers in our network

Our buyer network is small, vetted, and active. You may recognise yours among them:

International families relocating to New Zealand. Often introduced through immigration counsel, tax advisors, or private wealth advisors offshore. They are looking for a home, not an investment to flip, typically with a long horizon and a strong preference for privacy on both sides of the transaction.

Active Investor Plus visa holders and applicants. Approved or in-process under New Zealand’s investor visa pathway, with confirmed capital and a clear timeline. Premium residential property is often sought after they gain their visa.

Family offices. Acquiring on behalf of principals who will rarely if ever appear in the process themselves. Decisions are considered, well-advised, and made by people accustomed to discretion.

Established New Zealand buyers. Often selling something else of significance and trading laterally or up. They know what they are looking for, they know what it should cost, and they prefer not to compete in a public auction room.

You stay in control at every stage

The process is designed around your decisions, not ours.

  • You decide what information about your property is shared, and at what level of detail.
  • You decide whether your address is disclosed, or whether early conversations happen on a description-only basis.
  • There are no public comments, no portal traffic, no automated alerts. Nothing about your property is indexable, searchable, or shareable beyond the network. Your security and privacy remain intact.
  • You set the terms of any viewing. Most are by private appointment.
  • If you choose to engage a licensed agent for the sale itself, you remain free to do so. We do not interfere with that relationship.

Properties we accept

The network exists to match exceptional properties with the buyers described above. In practice that usually means:

  • Architecturally significant or heritage homes
  • Waterfront, lakefront, or premium coastal positions (talk to us about sensitive properties)
  • Lifestyle or rural properties over 1 hectare
  • Vineyards or wineries with a residential component
  • Substantial urban homes in premium locations
  • Properties with development potential or special zoning
  • Productive land with water rights or established improvements

If you are unsure whether your property fits, the simplest thing is to ask. The conversation is confidential whether we proceed or not.

A note on cost

We don’t publish a fee schedule for off-market listings because the right structure depends on the property, the timeline, and what you actually need from us. Some vendors want a year in the network and nothing more. Others want a more active introduction process. We work it out in conversation.

What we will say plainly: there is no commission on your sale, and there never will be. Our income comes from the buyers we represent, not from the vendors whose properties they buy.
